How much is the application fee?

$55. If pets are allowed at the property, the pet application fee is $20 for the first pet and $15 for the second pet. There is no charge ($0) for submitting a reasonable accommodation request for an assistance animal.


Who needs to apply?

Anyone 18 or older that would be living at the property will need to apply.


What do I need to include in my application?

IPMG requires applicants to upload their drivers license and 2 most recent paystubs into their application. If you are Self-Employed, you are required to submit the previous 2 years of tax returns and bank statements from the previous 3 months. For employment verifications, include in the application; the name and email address of the person at your employer who is authorized to verify employment. IPMG also performs residential history going back 4 years as part of our screening. Applicants need to provide us with past/present rental addresses going back 4 years and include the name, phone, and email address of the management company/landlord that you have rented from. Providing contact information that is inaccurate or not current will cause the processing of your application to be delayed or your application to be denied.


Are applications first-come, first serve?

They are not. IPMG receives multiple applications for many of our properties. We will process multiple applications in an effort to identify the most qualified applicant(s).


How long does it take to process my application?

Processing of applications typically takes 3 business days assuming you have submitted all required documentation in a timely manner.


How long is my application valid?

Applications are valid for 30 days from the date we start processing the application.


Do you accept evictions?

An eviction within the past three (3) years OR two (2) or more evictions within the last 12 years (12) years will result in your application being denied. Evictions filed, but not completed, may result in points being deducted from your application score.


Do you accept Section 8 vouchers?

We currently do not accept vouchers for our properties.
